How does the process work?
When we speak on the phone after you’ve received a mailer, or filled out a web form, we begin to discuss your property in detail. If our process makes sense for you, we will then set an appointment for one of our representatives to meet with you in person at your property to properly evaluate the home. We typically offer you a price at the conclusion of the appointment, or in some cases when we need additional information, we will follow up within 24 hours. If a purchase price is agreed upon, a contract is electronically sent out for you to sign. Once the contract is signed we work with a local title company in the area to research the title of the property to make sure there are no hidden surprises. We have a transaction coordinator in our office who will work with you and the title company to make sure your closing processes as smoothly as possible.
What happens if I don’t have clear title?
Sometimes something will show on title work for a home. This happens quite often and in most cases can be remedied. We will ask for you work with the Title Company to answer any and all questions they have concerning your property. This can involve having an attorney complete legal docs on your behalf. While we are always happy to assist any way we can, we are not lawyers and cannot offer legal advice.
Do you market to other investors?
Absolutely- We would love to add you to our buyers list for possible properties we have available in the future. Please call 903-309-1412. Properties are sent out via text blast only, and permission must be granted to OPT-IN, once we’ve spoken.
Can I sell my house with everything left inside?
Yes! When our property specialist meets with you at your appointment they will discuss with you what items may/may not be left at the property. We always encourage our sellers to remove any items of personal or sentimental value to them as soon as possible. Once closing takes place, any items left behind become the property of the new owner. Don’t want to clean anything out? No problem! Let us do the work for you after closing!
